Phase 1 Environmental Site Assessment
  • Site visit by the Environmental Professional

  • Observations of nearby properties for the presence of “off-site” concerns

  • Interview with a subject site representative

  • Historical Review (including the subject property and nearby properties)

  • Regulatory Agency Records Review

  • Review of Aerial Photographs

  • Preparation of a Phase I Environmental Site Assessment report

If the results of the Phase I Environmental Site Assessment indicate that contamination may be present on the subject property, AACE’s experienced consultants will discuss the potential risks with the client (and his or her agent, if requested by the client).

Phase 2 Environmental Site Assessment

If it is the desire of the client to explore for the actual presence of contamination on the subject property (as opposed to the potential for contamination), a Phase II Environmental Site Assessment consisting of soil and groundwater sampling and analytical testing will be performed.

 

The samples obtained during the Phase II study will be subjected to state-of-the-art field screening(i.e., soil vapor gas screening using an Organic Vapor Analyzer) as well as laboratory analysis. If “excessive” contamination is encountered, we will discuss the potential regulatory impacts with the client and, if requested, serve as your agent when and if the results are presented to potential buyers, lenders or regulatory personnel.

If, after careful consideration, it is the desire of the client to explore the extent of subsurface contamination on the subject property, AACE personnel will then perform a Contamination Site Assessment. Typically, this comprehensive study includes thorough hydrogeologic investigations, groundwater flow studies, and significant laboratory analyses of numerous soil and groundwater samples.
